Choosing between roof coating contractors is harder than choosing the coating. The same silicone, acrylic or polyurea that lasts a decade on one roof peels in two years on another, and the difference is almost always prep, thickness and whether the roof should have been coated at all. We manufacture spray polyurea, polyurethane and spray foam roofing systems and train the certified applicators who install them, so we see both the good jobs and the ones we are called to fix. This guide is how we would hire a roof coating contractor for our own building: what kinds of contractors do the work, how to vet them, what a complete bid includes, the red flags, and two tools to score a contractor and compare bids on equal terms.

Quick answer

Get at least three bids from contractors who are licensed where your state requires it, carry general liability and workers' compensation insurance, and are approved by the coating manufacturer to issue that manufacturer's warranty. A good bid names the exact products and ASTM specification, the dry film thickness or coverage rate, how wet insulation will be found and replaced, which repairs are included, and who backs the warranty. Compare bids per square foot per warranty year, not on total price. Walk away from anyone who will coat a wet roof, cannot name the product, or wants most of the money up front. To find a certified ArmorThane applicator near you, use our applicator search.

Who does the work

Types of roof coating contractors

"Roof coating contractor" covers very different businesses. Matching the contractor to the roof matters as much as matching the coating.

Best for most

Manufacturer-approved coating applicators

Specialty contractors trained and approved by a coating manufacturer. They can usually issue that manufacturer's material or system warranty, and the manufacturer may inspect the work. Ask to see the approval in writing, for the product they are quoting.

Good fit

Commercial roofing contractors with a coating division

Strong on diagnosis, repairs, drainage and tear-off decisions, which matters on older roofs. Confirm the coating crew does coatings regularly, not once a season.

Specialty

Spray foam roofing contractors

The right call when the roof also needs insulation or slope, or when the existing roof is a spray foam roof. Plural-component spray rigs and trained sprayers are required.

Use with care

Painters and general handymen

Fine for a small shed or a mobile home roof with a brush-grade product. Not for a commercial roof, a warranty, or any roof with leaks, ponding or wet insulation.

Due diligence

How to vet roof coating contractors

  1. Check license and insurance yourself

Look the license up on your state or local licensing site if your area requires one for roofing. Ask for certificates of general liability and workers' compensation insurance sent directly from the insurance agent, naming you as certificate holder.

  2. Confirm manufacturer approval

If you want a manufacturer warranty, the contractor usually has to be approved by that manufacturer. Call the manufacturer to confirm. RCMA also suggests asking the coating manufacturer and NRCA for contractor referrals.

  3. See roofs they coated years ago

A new coating always looks good. Ask for addresses or contacts for roofs they coated three or more years ago, ideally the same chemistry on the same type of roof as yours.

  4. Make them diagnose before they quote

A serious contractor walks the roof, checks drains and flashings, and proposes a moisture survey or core cuts. Infrared surveys under ASTM C1153 find wet insulation that must be replaced before coating.

  5. Ask how they prove adhesion and thickness

Ask whether they do adhesion tests (ASTM D4541 pull-off testing is the method on metal) and how they will measure or document thickness: wet film gauge readings, gallons used per area, or both.

  6. Get it in writing

Scope, products, thickness, repairs, schedule, payment terms, cleanup and warranty, all in the contract. If it is not written down, it is not in the price.

Tool 1

Roof coating contractor scorecard

Tick what each contractor has shown you, in writing or in person. The score weights the items that protect you most: insurance, manufacturer approval, moisture testing and a specified thickness. Run it once per contractor.

Scorecard

How does this contractor stack up?

Weighted out of 100. Critical items (marked *) cap the result at "Not yet" if missing, however high the rest scores.

What a complete roof coating bid includes

Two bids for "coating the roof" can describe completely different jobs. Before you compare prices, make sure every bid answers the same questions:

  • Products by name and specification. The primer, base coat, top coat and seam materials, with the ASTM standard they meet: D6083 for acrylic roof coatings, D6694 for silicone and D6947 for moisture-cured polyurethane over spray foam.
  • Thickness. Dry film thickness in mils or a coverage rate in gallons per 100 square feet, per coat. Thickness is what you are buying. A bid without it cannot be compared.
  • Moisture testing and wet insulation. How wet areas will be found and how they will be priced when found, as a unit price per square foot.
  • Prep. Cleaning method, rust treatment, primer, and what happens to blisters, loose seams and old patches.
  • Repairs and details. Flashings, penetrations, drains, seams and fasteners, each listed, plus reinforcement fabric where used.
  • Ponding. How standing water will be handled. NRCA treats water still there 48 hours after rain in drying weather as ponding, and many warranties exclude damage from poor drainage.
  • Weather and schedule. Minimum temperatures and dry-time windows for the product. For water-borne coatings, RCMA's rule is 50°F and rising with no rain for 24 hours.
  • Warranty. Material only, or labor and material; who issues it; length; transferability; and the inspections or maintenance it requires.

Roof coating bid comparison calculator

Enter up to three bids for the same roof. The calculator puts them on equal terms: price per square foot, price per square foot per warranty year, and price per mil of thickness, and checks each against 2026 installed-cost ranges for the coating type.

Bid comparison

Which bid is the better value?

Cost ranges per sq ft installed (HomeGuide 2026): acrylic $0.50–$3.00, silicone $1.50–$4.50, polyurethane $1.50–$4.00, spray foam system $2–$6. Leave a bid's price at 0 to ignore it.

Coating types and what contractors charge

Use these ranges to sanity-check bids. A bid far below the range usually means thinner coating, less prep or no repairs; one far above should come with a reason, such as heavy repairs, difficult access or foam. Click a heading to sort.

Red flags when hiring a roof coating contractor

Walk away

"We can coat right over it"

Any contractor who will coat a roof without checking for wet insulation, blisters and failed seams is selling a temporary fix with a long warranty attached.

Walk away

No product name, no thickness

"Premium elastomeric coating" is not a specification. If they will not name the product and the mils, you cannot hold them to anything.

Walk away

Cash up front, sign today

A large cash deposit, a "today only" price or leftover material from a job down the street are classic pressure tactics, especially after storms.

Ask questions

"Lifetime warranty"

Ask who issues it, what it covers, and what it excludes. A contractor's own warranty is only as good as the contractor still being in business.

Ask questions

Much cheaper than everyone else

Divide the price by the area and the mils. The low bid is often the thin bid, the no-repairs bid, or the no-primer bid.

Know your rights

Door-to-door sales

The FTC Cooling-Off Rule gives you three business days to cancel most sales of $25 or more made at your home. It does not cover emergency repairs you requested.

ArmorThane applicators

Finding an ArmorThane roof coating applicator

We do not coat roofs ourselves. We manufacture the materials, build and supply the spray equipment, and train a network of independent certified applicators who install ArmorThane polyurea, polyurethane and spray foam roofing systems. They are not franchisees, and they are local businesses that choose our materials for their work.

We do not publish a public list of contractors. To find a certified applicator who coats roofs in your area, use our applicator search or contact our team, and we will connect you with someone who does your type of roof. Then vet them exactly as this guide describes; a good applicator will welcome the questions.

Know what you are shopping for first: our roof coating guide, spray-on roof coating, silicone roof coating and spray foam roofing pages compare the systems. If the roof is leaking now, start with commercial roof leak repair or metal roof leak repair, because the leaks have to be fixed before any coating goes on.

Honest adviceNot every roof should be coated. If a moisture survey shows widespread wet insulation, the deck is damaged, or the roof is at the end of its life, a good contractor, ours included, should tell you to replace it.

FAQ

Roof coating contractor questions

How do I find a good roof coating contractor?

Ask coating manufacturers for approved applicators in your area, check NRCA membership, and get at least three bids. Verify each contractor's license where required, insurance certificates, manufacturer approval for the product they quote, and references for roofs they coated several years ago. For ArmorThane systems, use our applicator search.

How much do roof coating contractors charge?

2026 cost guides put installed roof coatings at roughly $0.50 to $3.00 per square foot for acrylic, $1.50 to $4.50 for silicone, $1.50 to $4.00 for polyurethane, and $2 to $6 for spray foam systems. Labor alone typically runs $0.50 to $3.00 per square foot, and pitched roofs cost 35 to 50 percent more than flat ones.

What questions should I ask a roof coating contractor?

Which product and ASTM specification are you using? What dry film thickness or coverage rate? How will you find and replace wet insulation? Which repairs are included? Who issues the warranty, and what does it exclude? Can I see roofs you coated three or more years ago?

Do I need a manufacturer-certified contractor?

If you want the coating manufacturer's warranty, usually yes, because manufacturers typically issue warranties only on work by applicators they have approved. Confirm the approval with the manufacturer directly, for the specific product being quoted.

Why are roof coating bids so different?

Because they often describe different jobs. Thickness, primer, repairs, wet insulation replacement, seam reinforcement and warranty length all change the price. Compare bids per square foot per warranty year, and per mil of coating, after making sure each bid covers the same scope.

Can a contractor coat my roof in cold or wet weather?

Only within the product's limits. For water-borne coatings, RCMA's guidance is 50°F and rising with no rain for the next 24 hours. Solvent-borne and plural-component products have their own limits. The roof surface must be clean and dry either way.

Does ArmorThane have a list of roof coating contractors?

We do not publish a public list. Use our applicator search or contact us, and we will connect you with a certified ArmorThane applicator who coats roofs in your area. Our applicators are independent businesses, not franchisees.
