Roof coating cost runs from about $1 to $4 per square foot for most jobs, but the spread hides what actually drives a quote. The coating in the pail is often the smallest part. Cleaning, repairs, reinforcing seams, primer and labor make up most of the bill, and the thickness the contractor actually puts down decides whether you are buying 7 years or 20. What drives roof coating cost up or down

Two roofs of the same size with the same coating can be quoted thousands of dollars apart, and both quotes can be honest. These are the line items that move the number.

  • Prep. ProFindr estimates prep at 30 to 50% of a coating project. Pressure washing, removing loose material and drying the roof take labor. HomeGuide lists roof cleaning alone at $250 to $600 on a typical home.
  • Repairs. Minor repairs run $150 to $1,000 and extensive ones $1,000 to $6,000, per HomeGuide. On commercial roofs, General Roofing puts repair-heavy restorations at $4.50 to $8 or more per sq ft versus $2.00 to $4.50 for a straightforward acrylic job.
  • Reinforcement. Polyester fabric at seams, fasteners and flashings adds roughly $0.30 to $0.60 per sq ft, according to The Roofing Brief. It is also where most leaks actually get fixed.
  • Coating chemistry and thickness. Silicone material costs more than acrylic per finished square foot (General Roofing estimates topcoat material at about $1.17 per sq ft for silicone versus $0.46 for acrylic on smooth surfaces), and every extra mil of thickness is more gallons.
  • Surface texture. Rough, granulated or foam surfaces soak up more coating. The same acrylic topcoat goes from about $0.46 to $0.69 per sq ft of material on a rough surface.
  • Access, height and size. Labor runs $0.50 to $3.00 per sq ft (HomeGuide) and swings with how easy the roof is to reach, how steep it is, and how much area the crew can cover per day. Small jobs carry a minimum charge.
  • Inspection and moisture survey. HomeGuide puts a roof inspection at $150 to $350. On commercial roofs, a moisture survey before coating is money well spent; coating over wet insulation is the fastest way to waste a coating budget.

Roof coating cost vs. roof replacement

The main reason to coat is to avoid or delay a tear-off. ProFindr's 2026 guide puts coating an aging but intact membrane at $2,000 to $10,000 on a 2,000 sq ft roof, versus $8,000 to $20,000 to replace a failed one. The catch is "intact". Any wet or failed area has to be cut out and replaced either way, and those costs belong in the coating column. This tool puts both options on a cost-per-year basis.

How to read a roof coating quote

When two bids differ by 40%, the cheaper one usually leaves something out. These are the questions we would ask before signing either.

  1. How many gallons, and what dry thickness?

    A quote should name the product, the gallons per 100 sq ft, and the target dry mils. A typical two-coat acrylic system is about 3 gallons per 100 sq ft for roughly 22 to 25 dry mils. See our acrylic roof coating guide for the math.

  2. What happens to wet areas?

    Ask whether the bid includes a moisture survey and how many square feet of wet insulation replacement are included. "Repairs as needed" is not a number.

  3. Are seams, fasteners and penetrations reinforced?

    Fabric-reinforced details cost extra and do the real waterproofing. A bid without them is a paint job.

  4. What kind of warranty?

    A manufacturer no-dollar-limit (NDL) warranty covers material and labor and usually requires a minimum thickness and an inspection. A material-only warranty or a contractor's own workmanship warranty is worth much less.

  5. What about ponding areas?

    Many coatings, especially acrylics, are not warranted where water stands 48 hours after rain. Ask how the bid treats those spots.

  6. Who applies it?

    Ask whether the crew is trained or certified by the coating manufacturer and can show photos of similar roofs. Application quality decides more of the outcome than chemistry does.

How much does roof coating cost per square foot?

HomeGuide's 2026 data puts most roof coating jobs at $1 to $4 per sq ft installed, with materials alone at $0.15 to $2.75. Acrylic is the cheapest common option and silicone and spray foam the most expensive. Commercial jobs with heavy repairs can run $4.50 to $8 or more.

How much does it cost to coat a 2,000 sq ft roof?

ProFindr's 2026 figures for 2,000 sq ft are about $2,000 to $6,000 for acrylic, $5,000 to $10,000 for silicone, $4,000 to $9,000 for polyurethane, and $6,000 to $16,000 for spray foam with coating. Repairs and access can move those numbers a lot.

Is roof coating cheaper than replacing a roof?

Usually, if the roof is still basically sound and dry. ProFindr estimates coating an aging but intact membrane at $2,000 to $10,000 on 2,000 sq ft versus $8,000 to $20,000 to replace a failed one. Once large areas are wet or failed, the savings shrink quickly.

Which roof coating is the cheapest?

Acrylic and asphalt coatings have the lowest installed prices, around $0.50 to $3.00 and $1.00 to $2.50 per sq ft. Asphalt coatings need redoing more often, 5 to 10 years, so acrylic often wins on cost per year on roofs that drain well.

Silicone material costs more per gallon and per finished square foot, and its ability to handle ponding water is what you are paying for. General Roofing estimates silicone topcoat material at about $1.17 per sq ft versus $0.46 for acrylic on smooth roofs.

How much does it cost to coat a metal roof?

HomeGuide lists $0.50 to $4.00 per sq ft for coating metal roofs, and $1.20 to $2.70 for professional painting. The difference is whether you need a waterproofing system or just color and corrosion protection.

Can I coat my roof myself to save money?

On a small, low, walkable roof, yes. Labor is $0.50 to $3.00 per sq ft, so savings are real. But most failures come from skipped prep and thin coats, and manufacturer NDL warranties generally require a qualified contractor. Fall protection is required for roofing work 6 feet or more above a lower level.

How often does a coated roof need to be recoated?

It depends on the coating and thickness: published ranges are about 5 to 10 years for asphalt, 7 to 20 for acrylic, 10 to 15 for silicone and 12 to 20 for polyurethane. A recoat on a well-maintained coating costs less than the first application because the base is already there.
