Your shingles are getting old, the replacement quote came in at five figures, and someone has offered to spray the roof instead for a fraction of that. Before you sign, it helps to know what the people who make shingles say about it, and what the sprays actually are.

Quick answer

Usually not. The Asphalt Roofing Manufacturers Association “strongly advises against” coatings or rejuvenators on installed shingles, and the U.S. Department of Energy says field-coating them can trap moisture and may void the warranty. Rejuvenators and clear sealers are sold for sound, mid-life roofs, claiming 5–15 extra years. A pro rejuvenation runs about $0.80–$1.25 per sq ft; replacement about $4–$6. Check your roof or price a treatment.

“Shingle roof coating” covers three different products: thick elastomeric paints, thin clear sealers and oils that soak into the asphalt. Nearly all of the evidence for them comes from the companies that sell them, so we sorted the claims by who makes them and put the manufacturers’ warnings next to them.

A word about who’s writing. ArmorThane makes polyurea, polyurethane and spray foam roof systems in Springfield, Missouri, and has trained independent applicators since 1989. We don’t make a shingle coating or rejuvenator; our certified applicators coat flat, metal and low-slope roofs.

Start with the people who write shingle specifications and energy guidance. On this question they agree.

What about the shingle makers themselves?

ARMA says “many asphalt shingle manufacturers specifically do not recommend installing field treatments on their shingles.” An independent roof consultant who reviewed the positions in 2025 found that no major shingle maker endorses a rejuvenation treatment or sells one under its own brand. GAF’s current shingle warranty doesn’t list coatings as an exclusion, but GAF publishes a separate technical bulletin titled Field Coating of Installed GAF Asphalt Roofing. If your shingles carry a warranty, ask the manufacturer for its position in writing.

The rejuvenator side disagrees: Roof Maxx says its treatment “does not affect your shingle warranty.” That’s the seller’s statement; the shingle maker’s decides a claim.

Where coatings do belongRoof coatings are made mainly for low-slope roofs: built-up, modified bitumen, single-ply, metal, concrete and spray foam. That’s essentially the substrate list on Henry’s silicone label, and it’s where our roof coating guide and silicone roof coating guide spend their time.
Coating types

Acrylic, silicone, clear sealers and rejuvenators

Film-formers (clear acrylic sealers and thicker acrylic elastomerics) sit on top of the granules. Rejuvenators are oils sprayed on to soak into the asphalt and restore flexibility; Roof Maxx says its soy emulsion is “entirely absorbed” within 30 minutes. Here’s what’s sold for shingles, with the sellers’ own numbers.

Clear shingle roof coatings

Clear sealers are the lightest touch: a thin, water-based acrylic film that keeps the roof’s color. Sellers call them breathable, letting vapor out and keeping liquid water out. ARMA’s warning about coatings that seal the gaps between shingles doesn’t exempt clear ones.

Acrylic elastomeric (white or colored)

Elastomerics build a much thicker film: Permakote calls for two coats and at least 16 dry mils. ARMA’s worry is shrinkage, which it says can cause “curling and/or cupping” and loosen granules. For how acrylic elastomerics behave on the roofs they’re designed for, see our elastomeric coating guide.

Silicone: cross it off

The silicone labels we checked exclude shingles, and our silicone roof coating guide agrees. Rubber coatings made for EPDM and flat roofs belong there too; see our rubber roof coating guide.

Spray-on or roll-on?

Most shingle products can be sprayed, rolled or brushed; rejuvenators are sprayed by dealers. Conditions matter more than method: sellers want a clean, dry, sound roof, above about 36°F (Roof Maxx) to 45°F (Permakote).

The risks

How a coating can hurt shingles

A shingle roof isn’t one continuous surface like a flat roof. It’s overlapping pieces that shed water down the slope, with gaps between them where water drains and moisture dries out.

ARMA says a non-permeable coating can “create a vapor-retarding layer by sealing the voids around and between the shingles,” so water that gets into the roof system can’t get back out. The DOE calls it “moisture retention,” and Angi says a whole-roof coating “can impact drainage.”

Shape and granules

Curling, cupping and loose granules

Coatings can shrink as they cure and age. ARMA says that shrinkage “may result in unsightly curling and/or cupping of the shingles or loosening of the granule surfacing.” Granules protect the asphalt underneath, so losing them works against the reason you coated.

Ratings

Fire, algae and impact

Shingles carry tested ratings, and ARMA warns a field treatment may affect “fire classification, algae resistance, impact resistance, etc.” Some sellers report their own results: Roof Maxx cites an ASTM E108 Class A rating after treatment, and Permakote claims Class A. Ask for the test report for your product on your kind of shingle.

Warranty

The manufacturer’s coverage

The DOE says field-coating “may void the shingle manufacturer’s warranty,” and ARMA says many makers don’t recommend treatments. The treatment’s own warranty can be much narrower: Roof Maxx’s covers flexibility for 5 years and is “not a warranty against loss of the granule coating, leaks, or faulty installation.”

Not a leak repairThe sellers say so themselves. ArmorGarage says its clear coating “will not stop leaks” caused by problems such as faulty flashing, and ShinglEx calls its product “not a leak repair.” If water is getting in, find and fix the source first.

Hail and storm damage sit outside the treatment warranties too; Roof Maxx points owners to their homeowner’s insurance.

How to read these numbers

Notice the vapor result: treated shingles became about 60% less permeable. Sellers present that as better waterproofing; ARMA’s moisture worry is the same property seen from the attic side. Both can be true, which is why ventilation and roof condition matter more than the product.

The consultant who reviewed the data called rejuvenators “partially effective” for roofs in early-to-mid aging, and noted a treated roof still needs inspections and repairs. A 5-year flexibility warranty is not a 15-year roof warranty.

Decision guide

When treatment makes sense, and when it doesn’t

If you decide to try a treatment anyway, the sellers’ own limits and the replacement rules in the building code narrow it to a fairly small window.

If the roof is due, replacement rules apply

Under IRC R908.3.1.1, a new layer can’t go over a roof that is “water-soaked or has deteriorated,” or over two or more existing layers. ARMA allows a re-cover only over one layer that “lies flat and the deck is in good condition,” and treats rotted wood or deck gaps over 1/4 inch as reasons to tear off.

Under the same code, asphalt shingles aren’t permitted on slopes below 2 in 12, so a shingle house often has roofs that can be coated: a nearly flat porch or carport, a low-slope addition, a metal shop or barn. Angi puts the average shingle roof at $10,500 (most homeowners $7,500–$24,000, updated May 2026). Tear-off adds $1–$3 per sq ft (HomeGuide) or $1–$5 (Angi). Roof Maxx says dealer prices vary by area.

The break-even math

Take a 2,000 sq ft roof. A $2,000 rejuvenation that buys the claimed 5 years costs $400 a year. A $10,000 architectural roof that lasts 25 years, the middle of HomeGuide’s range, also costs $400 a year. That’s our arithmetic, and it shows the catch: a treatment only wins if it delivers the full claimed years and causes no problems of its own.

It can still be the right call if you’ll sell in a few years or need to push a big bill down the road. Just price it per year, not per job.

Cool roofs

Cool roof coatings on asphalt shingles

White shingle coatings are often sold on energy savings. The DOE’s answer for shingle roofs is to get the reflectance from the shingle itself: it tells homeowners to choose shingles “surfaced with light-colored or (if a darker color is preferred) cool-colored granules,” and says field-coating installed shingles to make them cool is not recommended.

On a sunny summer afternoon a reflective roof “could stay more than 50°F (28 °C) cooler” than a conventional one, according to the DOE, and the DOE and Lawrence Berkeley National Laboratory say cool roofs save the most in hot climates (climate zones 1–3). Maintenance

Better ways to stretch a shingle roof

None of these come in a pail.

  1. Inspect from the ground and the attic

    Binoculars for the roof; a flashlight in the attic for stains, daylight and soft spots. After big storms, call a roofer.

  2. Fix leaks at the source

    Leaks often start at flashing, vent boots or a few damaged shingles. Repairing those is a smaller job than treating the whole roof, and no coating replaces it.

  3. Clean algae streaks the right way

    ARMA recommends a household bleach and water solution, left 15–20 minutes and rinsed gently, and says “DO NOT use a power washer” or a brush.

  4. Ventilate the attic

    “Ventilation moves heat out of the attic space,” ARMA says, and that “helps prolong the service life of the roof.” It also helps with the moisture a coating can trap.

  5. Replace with the right shingle

    When the time comes, algae-resistant shingles and cool-colored granules are options you can’t add later. Tear off if you already have two layers.

Shingle roof coating FAQ

Can you put a roof coating on asphalt shingles?

You can, but the industry advises against it. The Asphalt Roofing Manufacturers Association strongly advises against field-applied coatings or rejuvenators on installed shingles, and the U.S. Department of Energy says it can cause moisture retention and may void the warranty. Henry, Kool Seal and Gaco label their roof coatings not for shingles.

Does coating a shingle roof void the warranty?

It can. The DOE says field-coating shingles may void the manufacturer's warranty, and ARMA says many shingle makers specifically do not recommend field treatments. Rejuvenator seller Roof Maxx says its treatment does not affect shingle warranties. If your warranty is still in force, get the shingle maker's position in writing first.

Do roof rejuvenators like Roof Maxx really work?

The evidence is lab testing and seller claims. Tests summarized by an independent consultant found treated 17-year-old shingles passed a bend test untreated ones failed. Roof Maxx claims up to 15 extra years with retreatment about every 5 years; its warranty covers flexibility, not leaks. The consultant called rejuvenators partially effective.

How much does it cost to coat or rejuvenate a shingle roof?

An independent roof consultant reports professional rejuvenation at about $0.80 to $1.25 per sq ft, or $1,600 to $2,500 for 2,000 sq ft; Roof Maxx's own example is $3,000 to $6,000. DIY clear sealers run about $0.30 to $0.40 per sq ft in materials. Architectural shingle replacement is about $4 to $6 per sq ft.

How long does a shingle roof coating last?

Only the sellers put numbers on it. ArmorGarage says two coats of its clear coating last 7 to 10 years, ShinglEx claims up to 10, Permakote Shingle carries a 15-year system warranty and Roof Maxx claims up to 15 years with retreatment. None has independent long-term field data, so read the warranty terms.

Can you use silicone roof coating on shingles?

No. Henry says its 887 Tropi-Cool silicone is not recommended over shingles of any kind, and GacoRoof's data sheet says not for use on 3-tab or architectural shingles. We found no silicone coating sold for asphalt shingles. Silicone belongs on flat and metal roofs, especially where water ponds.

Is there a clear coating for shingle roofs?

Yes. Clear, water-based acrylic sealers are sold for shingles, such as Nationwide's Shingle Sealer at 250 to 350 sq ft per gallon per coat. Sellers describe them as breathable. ARMA's advice against coatings on installed shingles does not exempt clear products, so weigh the same warranty and moisture questions.

Will a white coating turn my shingle roof into a cool roof?

The DOE says field-coating installed shingles to make them cool is not recommended, because of moisture and warranty concerns. Choose light or cool-colored granule shingles when you replace instead. ARMA puts conventional shingles at a solar reflectance of 0.04 (black) to about 0.25 (white), and cool shingles up to 0.40.

Can a coating stop a shingle roof from leaking?

No. Shingle roof leaks need a repair at the source, such as flashing, a vent boot or damaged shingles. The sellers agree: ArmorGarage says its shingle coating will not stop leaks, ShinglEx calls its product not a leak repair, and Roof Maxx's warranty does not cover leaks.

When should you replace a shingle roof instead of coating it?

Replace when shingles are widely curled, cracked or missing, granules are gone in patches, the deck is soft or sagging, or the roof is past its typical life: 15 to 20 years for 3-tab, 20 to 30 for architectural (HomeGuide). The IRC bars a new layer over a deteriorated roof or two existing layers.

Does coating shingles affect the fire rating?

It can. ARMA warns that field treatments may affect a roof's fire classification, algae resistance and impact resistance. Roof Maxx cites an ASTM E108 Class A rating after treatment, and Permakote claims Class A. If your insurance or local code depends on the rating, ask for the test report first.

Does ArmorThane make a shingle roof coating?

No. ArmorThane makes polyurea, polyurethane and spray foam roof systems for flat, metal, concrete and other low-slope roofs, applied by certified applicators.
